The house and grounds
Finca Utopia occupies a three-hundred-year-old agricultural estate in the quiet northern hills of Ibiza. Surrounded by twenty acres of private land, the property combines traditional architecture with extensive modern additions, including a large greenhouse and edible gardens. A dedicated team, including a house manager, daily housekeeping, and a private chef, ensures the property runs smoothly, allowing groups to focus entirely on their time together.
The estate is built for free-flowing movement between indoor spaces and the natural environment. Rather than a single structured building, the property encourages guests to gather in multiple outdoor dining spots or find quiet moments in the dedicated wellness area. A soundproof cave club with a bar, DJ equipment, and a home cinema sits carved into the landscape, providing a dedicated space for late-night music without disturbing the rest of the grounds.
Bedrooms and outdoor living
The nine en-suite bedrooms sleep up to eighteen guests and are spread across three distinct areas. Six suites sit within the main house, featuring either balconies or ground-floor garden access with open-air showers. A separate stone tower houses a two-level suite complete with a circular king-size bed and a private roof terrace offering full-circle views. Two independent garden casitas provide further privacy, located forty metres from the main building.
Inside the main house, the central living and dining space accommodates the entire group, featuring tall ceilings and a fully fitted kitchen. Outside, the grounds centre around a large, oval saltwater pool with disabled access, alongside an adjacent shallow pool for younger guests. Wide stone terraces hold parasols and seating, leading towards a dining pergola equipped with a traditional pizza oven, a Josper oven, and an outdoor bar.
The wider estate includes extensive facilities for sports and play. Guests have access to a tennis court, a grass football pitch, a volleyball court, and a petanque area. An open-air yoga deck, a Mongolian yurt, and a Lakota-style teepee offer distinct spaces for retreats, while children can use the treehouse, mini cave, and a traditional wooden boat installation.
Who it suits
With its vast grounds and distinct sleeping quarters, the property works well for large family holidays, corporate off-sites, and wellness retreats. The layout allows multiple generations or large groups of friends to share the estate comfortably, providing enough room to separate during the day and gather for shared meals in the evening. The property also accommodates private events and weddings.
Mornings often begin with breakfast prepared by the private chef, incorporating fresh produce from the estate's own permaculture gardens and the large on-site greenhouse. Days revolve around the saltwater pool, tennis matches, or finding shade under the olive trees. As evening approaches, groups might move to the lower garden to sit around the fire pit and Ofyr barbecue, before heading into the private cave club.
The location
San Lorenzo is a tiny, quiet hamlet in Ibiza’s northern countryside. The area is known for its dark, starry skies and complete privacy, drawing visitors who want to step away from the busier coastal resorts. The landscape is heavily agricultural, defined by red earth, pine forests, and traditional fincas.
While the estate feels entirely secluded, it remains a short drive from the island's prominent inland villages. Santa Gertrudis, San Juan, and San Carlos are all nearby, offering access to local gastronomy, independent boutiques, and the Las Dalias market. For afternoons by the sea, the sheltered bay of Benirràs is a straightforward drive through the northern hills.
