An ID card or passport (and your NIE if you have one) and proof of income: an employment contract and payslips or, if you are self-employed or work remotely, your last tax return or bank statements. Some owners ask for a reference from your previous landlord. With your file ready before the viewing, you can move quickly when the right apartment comes up.

The first month’s rent and the legal deposit (fianza) of one month. For homes, the law also lets the owner ask for an additional guarantee of up to two months: each listing shows what the owner asks.

A residential lease under the Spanish Urban Leases Act (LAU), signed for one year. By law the tenant can extend it year by year up to five years (seven if the owner is a company).
