About Ibiza Beyond

A local agency in Ibiza for licensed villa rentals, yachts, concierge and property sales, run by its founder. This page says who we are, how a booking works and how you can check all of it yourself before you pay.

Who we are

A named person, an address, a tax number

Ibiza Beyond is the trading name of Mirko Banno, a sole trader (autónomo) registered in Spain. Mirko Banno founded the agency, lives on the island and answers enquiries personally. The same details are in our legal notice.

What we do

An agency, not the owner

We rent out licensed villas and yachts, arrange concierge services and sell property off-market. The villas belong to their owners: we confirm every booking with the house and stay your single point of contact from the first message to the end of the stay.

How a booking works

No public checkout: a quote, then a contract

There is no public checkout for villas. Every booking goes through these steps.

01

You send dates and group

By form, WhatsApp or email. Nothing is binding at this stage.

02

We check with the house

We confirm availability and send a written quote with the total price.

03

You sign the contract

An agreement signed online that names the villa, its licence number, the agency and its tax ID, the price, the payment dates and the cancellation terms.

04

You pay in two parts

A deposit within two working days of receiving the contract, which secures the villa with the owner, and the balance before arrival, on the date stated in the contract.

05

Security deposit

Payable at least 7 days before arrival. It comes back within 14 days of check-out, after inspection, unless the owner’s policy says otherwise; any damage is deducted from it.

Cancellation

What happens if plans change

  • If you cancel: payments are refunded only if the villa is re-let for the same dates, and we try to re-let it. If it cannot be re-let, the payments made are retained.
  • If the owner cancels: everything you paid is refunded in full and, on request, we look for a similar villa.
  • Force majeure: no refund or alternative is owed when the stay cannot take place because of events beyond anyone’s control, such as natural disasters or government travel restrictions.
  • We strongly recommend travel cancellation insurance.

These are the terms of our standard villa contract. The contract you sign is what counts.

Check us

Five checks before you pay anything

You do not have to take our word for it. In your place, we would check the same things.

  • The licence: the number is in the contract and on the villa’s page. Look it up in the Consell d’Eivissa register. Our licence guide explains how to read it and how to spot rental scams.
  • Who we are: the tax ID and address above must match the legal notice and the contract.
  • The contract: before any payment it must name the villa, the licence, the dates and the total price.
  • The payment: pay only to the party named in the contract. If a payment request shows a different name, stop and write to us.
  • The terms: read the deposit and cancellation clauses, and ask us about anything that is not clear.

Questions

Frequently asked questions

Is Ibiza Beyond a real, registered business?

Yes. Ibiza Beyond is the trading name of Mirko Banno, a sole trader registered in Spain with tax ID Y3194712A, at Carrer de sa Creu 30, 07800 Eivissa. The same details are in the legal notice and in every contract.

How can I check that Ibiza Beyond is reliable?

Check the villa’s licence in the Consell d’Eivissa register, compare our tax ID and address with the contract, and pay only to the party named in the contract. You can ask us anything on WhatsApp before you pay.

Do your villas have a tourist licence?

We only offer holiday villas with a Balearic tourist licence. The number is in the contract and on the villa’s page; if a page does not show it, ask us and we send it.

Who owns the villas?

Their owners. We act as the agent: we confirm every booking with the house.

Who do I sign with and who do I pay?

You sign with Ibiza Beyond as the agent for the villa. The contract states the parties, the amounts and how to pay. Pay only to the party named in it.

Can I book a villa online?

Not directly. You can see the calendar and add villas to a quote, but a booking exists only once you have a written quote and a signed contract.

What happens if I cancel?

Payments are refunded only if the villa is re-let for the same dates. If the owner cancels, you get everything back. We strongly recommend travel cancellation insurance.
