Booking terms for villa stays

The rules that apply when you book a licensed villa in Ibiza with us: in plain words first, then in full. They are the terms of the rental agreement you sign before paying.

Last updated: 7 November 2026

In brief

  • You pay nothing until the owner has confirmed price and availability. After your booking request we confirm within 48 hours.
  • Prices on our website and in quotes for 2027 are provisional until that confirmation. If the confirmed price is different, you decide whether to book.
  • First payment of 50% within two working days of receiving the agreement; the other 50% no later than 6 weeks before arrival. Stays starting within 6 weeks are paid in full when you book.
  • A refundable security deposit is paid at least 7 days before arrival and returned within 14 days of check-out, less any damage.
  • If you cancel, payments are not refunded, but if the villa is re-let for the same dates you get 90% back. If the owner cancels, you get everything back.
  • Every villa has a Balearic tourist rental licence, shown on its page and in your agreement.
  • No parties or events, quiet hours from 22:00 to 09:00, check-in from 16:00 and check-out by 10:00 unless your agreement says otherwise.

Questions and answers

Who do I book with?

With Ibiza Beyond, the trading name of Mirko Banno, sole trader (autónomo), tax ID Y3194712A, Carrer de sa Creu 30, 07800 Eivissa, Spain. We act as the booking agent for the owner of each villa. Your agreement names the villa, its tourist licence, the agency and you.

When do I pay?

Only after the owner has confirmed price and availability. You press “Request booking” on your quote page, we confirm with the owner within 48 hours, then you receive the confirmed price by email and the payment opens on the same page for 7 days.

Is the price on the website final?

No. Prices for 2027 are mostly last season’s rates and may still change slightly. They become final when the owner confirms them; if the confirmed price differs, you decide whether to book.

How much do I pay and when?

You pay 50% of the total within two working days of receiving the agreement and the other 50% no later than 6 weeks (42 days) before arrival; both amounts are shown on your quote page. If the stay starts within 6 weeks, you pay the full amount when you book.

How can I pay?

From your quote page by credit card (3.5% card fee), Revolut Pay or SEPA bank transfer. Pay only to the party named in your agreement.

What happens if I cancel?

Payments are not refundable. If the villa is re-let for the same dates, 90% of what you paid is refunded; we try to re-let it. If it cannot be re-let, the payments made are retained. We strongly recommend travel cancellation insurance.

What happens if the owner cancels?

Everything you paid is refunded in full and, if you wish, we look for a similar villa of the same type, standard and location.

How does the security deposit work?

The amount is written in your agreement. It is paid at least 7 days before arrival and returned within 14 days of check-out, after inspection, unless the owner’s policy provides otherwise. Any damage is deducted from it.

What if the stay cannot take place because of force majeure?

Neither we, the owner nor the house manager owe a refund or another villa when the stay cannot take place because of events beyond their control, such as war, natural disasters, extreme weather or government travel restrictions. Travel insurance covers these cases.

Do these terms apply to yachts and concierge services?

No. This page covers villa stays. Yacht charters have their own conditions, sent with each charter confirmation; concierge services follow our concierge terms.

Full terms

1. Parties

Ibiza Beyond is the trading name of Mirko Banno, sole trader (autónomo) registered in Spain, tax ID Y3194712A, Carrer de sa Creu 30, 07800 Eivissa, info@ibizabeyond.com, +34 656 560 937 (legal notice). Ibiza Beyond acts as the booking agent for the owner of the villa, who lets it under its Balearic tourist rental licence.

The guest is the person named in the rental agreement, who books for the whole group and is responsible for it.

2. Prices and quotes

Prices are in euros and include VAT as required by Spanish law. Services added to a stay are listed separately in the quote.

Prices shown on the website and in quotes, in particular for the 2027 season, are provisional until the owner has confirmed price and availability for your dates. After the confirmation the payment stays open for 7 days; after that the price must be confirmed again.

3. How the booking is made

You request the booking from your quote page; this is free and commits you to nothing. We confirm price and availability with the owner, usually within 48 hours. The booking is made when you accept the rental agreement and make the first payment; the agreement then binds you and the agent.

4. Payments

First payment: 50% of the total, within two working days of receiving the agreement, so that the villa can be secured with the owner.

Balance: the other 50%, no later than 42 days (6 weeks) before arrival. For stays starting within 42 days, the full price is paid when booking.

Payment by credit card (3.5% card fee), Revolut Pay or SEPA bank transfer. Late payment of any instalment may result in the loss of the reservation, and the payments made to date are not refunded.

5. Security deposit

The amount is stated in the agreement and is payable at least 7 days before arrival. It is returned within 14 days of check-out, after inspection, unless the owner’s policy provides otherwise; any damage is deducted from it.

6. Stay and house rules

The number of guests may not exceed the maximum stated in the agreement. Parties and events are not allowed without the owner’s written consent. Neighbours must be respected, especially between 22:00 and 09:00. Leaving waste outside the agreed places carries a €150 charge.

Check-in is from 16:00 and check-out by 10:00, unless the agreement states otherwise. Spanish law requires the identity details of the guests to be registered; we or the house manager ask for them before arrival.

7. Cancellation by the guest

Payments are not refundable. If the villa is re-let for the same dates, 90% of the payments made is refunded; the agent will endeavour to re-let it. If it cannot be re-let, all payments made to date are retained. Cancellation must be sent in writing to info@ibizabeyond.com.

8. Cancellation by the owner

If the owner cancels, all amounts paid are refunded in full; on request the agent will endeavour to offer an alternative villa of similar type, standard and location.

9. Force majeure

Neither the agent, the owner nor the property manager is liable for any refund or alternative accommodation when the stay cannot take place because of events beyond their control (war or threat of war, civil unrest, terrorism, industrial action, natural disasters, interruption of public services, extreme weather, government travel restrictions for health reasons and similar events). The guest is strongly advised to take out travel cancellation insurance.

10. Responsibilities

The owner is responsible for the villa, its condition and its services as described. The agent handles the booking, the agreement, the payments and your contact with the house, and stays your single point of contact during the stay.

11. Personal data

Your data are used to manage the booking and the guest registration required by law, as explained in our privacy policy.

12. Applicable law and prevailing text

These terms and the rental agreement are governed by Spanish law, without prejudice to the mandatory consumer protection of your country of residence.

This page describes the standard rental agreement. If anything here differs from the agreement you sign, the signed agreement prevails. The English version of this page prevails over its translations.
