"How much is a villa in Ibiza?" has no single answer, because the same house can cost twice as much in August as in October. So instead of quoting a range off the top of our heads, we analysed the 2027 rates of the licensed villas we offer and summarised them below. Every figure is a median weekly price for a whole villa, in euros, as you would see it on our site.
How we calculated this: 67 licensed villas in our Ibiza collection, 2027 rates as published in October 2026, nightly rates multiplied by seven, then the median per month and size. Prices are indicative and exclude the security deposit, the tourist tax and optional services. Your quote depends on exact dates, the number of nights and availability.
The short answer
For a week in July 2027, the median villa in our collection costs:
| Villa size | Median week in July | Median week in May |
|---|---|---|
| Up to 3 bedrooms | €8,300 | €5,100 |
| 4 bedrooms | €13,800 | €7,400 |
| 5 bedrooms | €16,700 | €11,700 |
| 6 bedrooms or more | €21,400 | €16,500 |
Half the villas in each group cost more than these figures and half cost less. At the top end, a handful of large estates go well above €50,000 a week in high summer, while some smaller houses stay under €5,000 even in July.
Month by month
| Month | Up to 3 bedrooms | 4 bedrooms | 5 bedrooms | 6+ bedrooms |
|---|---|---|---|---|
| April | €4,800 | €5,900 | €7,900 | €13,500 |
| May | €5,100 | €7,400 | €11,700 | €16,500 |
| June | €6,900 | €10,900 | €14,800 | €18,700 |
| July | €8,300 | €13,800 | €16,700 | €21,400 |
| August | €8,300 | €13,900 | €16,200 | €20,100 |
| September | €6,100 | €10,100 | €13,400 | €18,000 |
| October | €4,700 | €7,300 | €9,400 | €14,000 |
Three things stand out:
- July and August cost the same. There is no cheap week in high summer; the whole of mid-July to late August is peak.
- June and September are the sweet spot. Compared with July and August, a 4-bedroom villa is about 20–27% cheaper and a 5-bedroom villa about 11–17% cheaper, with warm sea and long evenings.
- May and October are the real bargains. A 4-bedroom villa costs a little over half its July price; larger villas between about 55% and 77% of it. The island is calmer, and in October the sea is still warm.
Area by area
Location moves the price as much as the calendar. For villas with 4 bedrooms or more, the median peak week (July–August) and shoulder week (May and October) in our collection look like this:
| Area | Median peak week | Median May / October week |
|---|---|---|
| South-west: San José, Es Cubells, Cala Jondal | €27,100 | €17,500 |
| Centre: Santa Gertrudis, San Rafael | €19,100 | €9,700 |
| North: San Lorenzo, Portinatx | €18,800 | €18,800 |
| East: Jesús, Santa Eulalia, San Carlos | €15,800 | €9,900 |
| West: Cala Tarida, Cala Bassa, San Antonio | €14,400 | €9,100 |
| Ibiza Town and Talamanca | €13,900 | €8,700 |
The south-west is clearly the most expensive part of the island: sea views, the beach clubs of Cala Jondal and the beaches of Ses Salines all come at a premium. The north's figures come from a small number of large rural estates, several of which keep the same rate all season, so treat them as indicative. The east and west give the most house for the money, and the east is where many families end up for that reason. Not sure which area suits you? Our guide on where to stay in Ibiza compares them.
What the weekly price includes, and what it does not
The weekly price is for the exclusive use of the whole villa. What comes with it (linen, towels, cleaning at the end of the stay or during it) varies from house to house, and we spell it out in every quote. On top of it, expect:
- A security deposit, refunded after check-out if the house is left as you found it. The amount varies by villa and is stated in the quote.
- The Balearic sustainable tourism tax, charged per adult per night, lower outside the summer season. It is a legal tax, not a fee; we show the exact amount in your quote.
- Extras you choose: a private chef, daily housekeeping, a boat day, airport transfers, childcare or event set-ups. Our concierge arranges these at the price you are quoted, before you arrive.
- Occasional villa-specific charges, such as pool heating early or late in the season, or a supplement for events, always listed on the villa's page or in the quote.
Five ways to pay less for the same villa
- Move your dates to June or September. The saving is real and the weather is still summer.
- Book early. The best-value villas for July and August are usually the first to go; January to March is when most of our guests confirm.
- Be flexible on size. A 5-bedroom villa with a guest annex can cost less than a 6-bedroom house and sleep the same group.
- Look east or west. A comparable villa in Jesús or Cala Tarida can cost much less than in Es Cubells or Cala Jondal.
- Book a licensed villa through someone local. It will not always be the cheapest price you see online, but a licensed house with a written contract will not be cancelled by an inspection halfway through your week. Our guide to checking a villa's tourist licence explains why that matters.

Frequently asked questions
How much does it cost to rent a villa in Ibiza for a week?
For 2027, the median week in July in our collection is about €8,300 for a villa with up to 3 bedrooms, €13,800 for 4 bedrooms, €16,700 for 5 bedrooms and €21,400 for 6 or more. The same villas cost roughly half as much in early May or late October. Prices exclude the security deposit, the tourist tax and optional services.
What is the cheapest time to rent a villa in Ibiza?
October and May, at the edges of the season. In our 2027 rates a typical villa costs about two thirds of its July–August price in those months, and a 4-bedroom villa can be close to half. June and September sit in between and still have warm sea and long days.
Which area of Ibiza has the most expensive villas?
The south-west, around San José, Es Cubells, Cala Jondal and Ses Salines. In our collection the median peak week for a villa with 4 or more bedrooms there is about €27,100, against roughly €14,000 to €19,000 in the other areas.
What costs are not included in the weekly price?
Usually a refundable security deposit, the Balearic sustainable tourism tax (charged per adult per night) and any extras you choose, such as a private chef, extra cleaning, a boat day or transfers. Some villas also charge for pool heating outside high summer. We list everything in the written quote before you book.
Is there a minimum stay for Ibiza villas?
In July and August most villas ask for a full week, often with a fixed changeover day. Outside the peak, many accept shorter stays of four or five nights. The minimum stay of each villa is shown on its page.
