Two Ibiza municipalities are among the five most expensive in Spain for buying a home, according to the latest Urban Indicators of the national statistics institute (INE), reported by La Voz de Ibiza. The ranking covers municipalities of more than 20,000 inhabitants.

Santa Eulària is third, with an average sale price of €888,800 in 2025. Sant Josep is fourth at €867,072. Only Calvià in Mallorca (€981,485) and Pozuelo de Alarcón in Madrid (€907,270) rank higher; Boadilla del Monte in Madrid is fifth at €821,952. With Calvià, the Balearics hold three of the top five places.

Santa Eulària sits just €18,470 below Pozuelo de Alarcón, and €92,685 below Calvià. At the other end of the list, Puertollano averages €57,698, so the gap with Santa Eulària is more than €830,000.

The figures are average sale prices per transaction, not prices per square metre, and they should not be read as the price of every home on the market.

Rents

The INE also publishes average monthly spending on rent for a main residence. Data for 2024 put Sant Josep sixth among Spanish municipalities of this size, at €1,211 a month. Santa Eulària also appears among the highest.

What it means

For buyers and sellers, the data confirms that Santa Eulària and Sant Josep sit in the top tier of the national market, in line with the island's reputation for high-value property. For owners, it is a useful benchmark when valuing a home, with the caution that an average mixes flats, villas and different locations.

Anyone comparing markets should note that the INE figures describe 2025 transactions, and that the 2024 rent data is from an earlier year. Property type and location will move an individual price well away from the average.

Background

This year's publication of the Urban Indicators expands the housing price section and adds historical data from 2010 for areas where it is available.
