Bringing twelve to twenty people together in one place takes more planning than booking for a family of five. The headcount decides which houses can legally take you, and the layout decides how the week feels. This is how we approach it at Ibiza Beyond, using the villa's licence, the official register and the details of each house.
In brief: up to twelve guests, you have a real choice of houses. Above twelve, licensed houses are few. In the register of tourist homes of the Consell d'Eivissa, the island government, fewer than one licence in a hundred allowed more than twelve places on 30 October 2026.
The short answer
| Group size | What to look for | What to check first |
|---|---|---|
| 12 guests | A six-bedroom house | Bed types, bathrooms, who shares |
| 13 to 16 guests | A house licensed for more, if one is free, or two villas | The places on the licence |
| 17 to 20 guests | Two villas close to each other | Distance between them, transport |
What maximum occupancy means in a licensed villa
Under the Balearic tourism law, a home can be rented to tourists for the maximum number of places allowed by its habitability certificate (cédula de habitabilidad), or by an equivalent habitability document or occupancy licence that states the number (article 52). The same law says these homes cannot have extra beds (article 88).
In practice, that means three things:
- The licence sets the limit. If an advert says twenty and the official number says twelve, twelve is the figure that counts.
- A sofa bed or folding bed does not add a place. Plan around the permitted number of guests from the start. For cots for babies, ask us and we check with the house.
- You can check it yourself. Each villa's page shows its licence number. The Consell's register page offers a downloadable list with the total places for each licence, and our guide on checking a villa's tourist licence explains the rest.
Bedrooms, beds and bathrooms
Start with who sleeps with whom. Twelve guests can mean six couples, or eight adults and four children. A friends' trip often needs more single beds than a family reunion, so bed types matter as much as the number of rooms. Villa Brielle in Cala Tarida can set most of its bedrooms as doubles or twins. Villa Allison in Cap Martinet has a king-size bed in each of its six en-suite bedrooms, which suits couples.
Look at where the bedrooms are. Separate buildings give a big group room to breathe. Can Octavia in San Lorenzo spreads six bedrooms across a main house, a side house with its own kitchen, an annex and a pool house. Villa Katherine in Cala Vadella has a main house and two casitas with their own living areas. If grandparents are coming, ask about stairs: five of the six bedrooms at Villa Nicole near Santa Eulalia are on the ground floor.
Then count bathrooms. The law sets a minimum of one bathroom for every four places where no more specific regulation applies (article 52), so a house for twelve needs at least three. We look at how they are shared as well as how many there are. At Villa Katherine, for example, a twin and a double on the upper floor share a family bathroom, which suits a family better than two couples.
Kitchens and shared space
A big group eats in shifts at breakfast and all together at dinner, so check both. Can Xarraca near Portinatx has a second kitchen in its old finca, where early risers can make breakfast without waking the main house. Villa Nicole has a pool kitchen as well as the kitchen indoors.
For dinner, ask how many people the outdoor table seats. Villa Allison has one for fourteen on a shaded terrace, with a summer kitchen and barbecue beside it. A second sitting room also helps more than you might expect: it gives the people who want a quiet evening somewhere to go. If you would like a private chef for some dinners, ask us.
Area and transport
Ibiza is only about forty kilometres from one end to the other, but most villas are in the countryside, buses do not reach them, and roads are slow in July and August. Twelve people need more than one car, so ask about parking if you plan to rent several. If you would rather not drive, ask us about airport transfers before you travel.
The right area depends on the group:
| Your group | Where to look | Why |
|---|---|---|
| Family across generations | Santa Eulalia, Jesús | Calm sandy bays, restaurants open all year, short drives |
| Friends who want nights out | Jesús, San Rafael | A short taxi ride from the clubs, the marina and the old town |
| Beach days and sunsets | San José, Cala Tarida, Cala Vadella | West and south-west coves |
| Space and quiet | San Lorenzo, Portinatx | The rural north, with more room around the house |

Parties, neighbours and noise in plain terms
Sound carries a long way at night in the countryside, and the rules on this are clear. Since a 2025 Balearic law, the rental contract for a tourist home must expressly prohibit parties and other events that go against the basic rules of coexistence. If that happens, whoever markets the house must require the guests to leave within 24 hours at most. We have to apply this, and so does anyone renting legally.
Town halls also have their own noise rules, such as the noise and vibration ordinance in Sant Josep, and individual houses can be more specific. Villa Allison sits in a quiet residential neighbourhood with strict noise rules between 11 pm and 10 am, so evenings there centre on dinner at the long table.
A long dinner for the people staying in the house is ordinary holiday use. Outside guests, a DJ, a hired sound system or a catering set-up are a different matter: they need the owner's approval, and sometimes a supplement. Tell us the date, the number of people and your plans before you book, and we check what the house allows. Villas that list weddings or events among their uses are in our weddings and events collection. Owners also have preferences on who stays: at Can Octavia, they prefer family bookings.
Price, deposit and paying as a group
The weekly price is for the exclusive use of the whole villa. On top of it you will see a security deposit, the Balearic sustainable tourism tax, charged per adult per night, and any extras you choose. The deposit is refunded after check-out if the house is left as you found it. The amount varies by villa and is stated in the quote.
You receive a written quote and contract before you book, with the licence number, the exact dates and every cost. If several people in your group want to pay separately, ask us before you book. To compare houses fairly, divide the weekly price by the number of guests and by seven. Our guide to Ibiza villa prices shows what a large villa costs in each month.
Villas to start with
Each of the houses we have mentioned has six bedrooms and appeared in the Consell's register with twelve places on 30 October 2026. The full list, with weekly prices, is on our page of large villas for 12 or more.
How we help big groups
Send us your dates, the size of the group and who is coming. We suggest the houses whose layout fits, and check the bed configuration and the house rules with the owner. For more than twelve people, we look for two villas close to each other. There are few large houses and each can only take one group a week, so an early message gives you more to choose from.
Frequently asked questions
Can I rent one villa in Ibiza for 20 people?
A single licensed house for twenty is very rare. In the Consell d'Eivissa's register of tourist homes on 30 October 2026, fewer than one licence in a hundred allowed more than twelve places. For 15 to 20 people we look for two villas close to each other. If a house is advertised for more guests, ask for its licence number and check the places it allows.
How many bedrooms do 12 people need?
Six, if everyone is happy to share a double or twin room. The villas we offer for twelve have six bedrooms. Tell us who sleeps where, because some houses have king-size beds throughout and others can set most rooms as doubles or twins.
Can we add extra beds to fit more guests?
No. Balearic tourism law limits a rented home to the places on its habitability certificate or equivalent document, and says these homes cannot have extra beds. For cots for babies, ask us and we check with the house.
Can we hold a birthday party at the villa?
Tell us the plan before you book: guests, music and timings. Balearic law requires the rental contract to prohibit parties and events that go against the basic rules of coexistence, and any event needs the owner's approval. The villas that list events are in our weddings and events collection, and we check what each one allows.
How does the security deposit work?
It is separate from the weekly price. The amount varies by villa and is stated in the quote, and it is refunded after check-out if the house is left as you found it. If several people in your group want to pay separately, ask us before you book.
How early should a large group book?
As early as you can for July and August: there are few large houses and each can only take one group a week.
Tell us your dates, group and the kind of house you have in mind: we reply with a shortlist of licensed villas and a written quote. Send a request or message us on WhatsApp.
